ARaja Properties provides an independent lettings and management service, drawing on our own personal experience of letting and managing our own portfolio. Our aim is to offer a personal service to a small number of clients, where we can keep on top of property management and tenancy management for investors. In our experience, larger letting agencies suffer from being reliant on having hundreds of properties on their books in order to generate sufficient income, but then are unable to deal with ongoing maintenance or manage tenancies effectively due to lack of staff resources. We will not have that issue with our model being to keep things small and lean, and to provide a personal service for landlords and tenants. For this reason, we only provide a 'fully managed' service to clients.
We are experienced landlords ourselves and pride ourselves in providing quality rental accommodation in the East Midlands. We have a large number of happy tenants, as can be seen in our Google reviews and our Facebook reviews
Any properties that we manage on behalf of landlords must also meet our criteria in terms of quality, and our landlords must also firmly believe in the importance of maintaining their properties.
In accordance with the Tenant Fees Act 2019, we do not charge tenants any application fees or other tenancy fees other than those which are defined as 'permitted payments'. We do charge landlords, however our fees remain competitive and sensible, given the plethora of regulations that we need to comply with in order to legally protect our landlords. Our charges depend on whether we are managing 'single lets' i.e. properties or flats let to a single family or couple, or 'houses in multiple occupancy' i.e. properties which are let to a group of students, or independent sharers on a room-by-room basis. We are regulated by Property Redress Scheme (PRS) and have client money protection through Client Money Protect. Please click the logos below for our certificates.
Our fully managed service for flats and houses let to a single family or couple, or to an individual, is 10% of the monthly rent received (including VAT).
Our fully managed service for houses in multiple occupation (HMOs) let to either a group of students or to separate individuals on a room by room basis, is 12% of the monthly rent received (including VAT).
